Vice President of Asset Management

The Vice President of Asset Management will identify, manage, and capitalize on acquisitions of high-quality data centers globally. The position requires leading day-to-day asset management initiatives, overseeing development projects, providing technical oversight, analyzing performance, driving asset improvements, resolving issues, maintaining tenant and stakeholder relationships, managing leasing and property activities, supporting investment management, and implementing ESG strategies.

Principal Duties and Responsibilities

  • Lead Day-to-day Asset Management Initiatives: Proactively manage execution of asset management strategies, supporting senior leadership, including the CIO and Investment Management senior leadership.
  • Development Project Oversight: Manage and report on data center development and capital improvement projects, ensuring timelines, budgets, and technical specifications are met.
  • Technical Oversight of Data Centers: Leverage strong engineering and technical skills to understand data center operational needs.
  • Performance Analysis: Collect, analyze, and review property management reports, including KPIs relevant to both technical performance and financial strategy. Identify and address potential investment risks and opportunities.
  • Asset Improvement: Drive improvements in asset management systems and processes, incorporating technological advancements and best practices in data center operations.
  • Issue Resolution: Effectively identify asset performance issues, escalate to senior leadership as needed, and collaboratively determine actionable solutions.
  • Tenant and Stakeholder Relationships: Build and maintain strong relationships with tenants, property managers, leasing brokers, and development managers. Act as the key liaison to ensure alignment between tenant needs and data center capabilities.
  • Leasing and Property Management: Oversee leasing activities, property management, facility upgrades, and construction management. Collaborate with brokers to fill vacancies and negotiate lease renewals.
  • Investment Support: Assist and provide input to the Investment Management team with business plans, quarterly reports, and budgets for acquisitions and during the hold period.
  • ESG Strategy: Develop and implement asset management ESG (Environmental, Social, and Governance) initiatives tailored to data center operations.

Requirements

Knowledge, Skills, and Abilities

  • Technical Expertise: Deep understanding of data center infrastructure, engineering systems (e.g., power, cooling, and networking), and operational requirements.
  • Project Management: Proven ability to manage complex development and capital improvement projects, ensuring on-time and on-budget delivery.
  • Real Estate Expertise: Solid understanding of real estate fundamentals, including leasing, valuations, and property management.
  • Strategic and Analytical Mindset: Ability to identify risks and opportunities and develop actionable strategies to maximize investment value.
  • Financial Proficiency: Strong financial understanding with proficiency in Microsoft Excel and other financial modeling tools.
  • Communication Skills: Excellent verbal and written communication skills, with the ability to present complex technical and financial concepts to diverse stakeholders.
  • Proactive and Organized: Highly detail-oriented and organized, with the ability to prioritize tasks effectively in a fast-paced environment.
  • Collaborative Approach: Strong interpersonal skills with the ability to work effectively within multidisciplinary teams and foster positive relationships with internal and external partners.
  • Travel Requirements: Willingness to travel frequently to assets, both domestic and international, as required.

Basic Qualifications

  • Education: Bachelor's Degree in Engineering, Business, Finance, or a related field from an accredited university. A Master's Degree in Finance, Real Estate, or Engineering is preferred.
  • Experience: 10+ years of relevant experience in real estate investment management, with a minimum of 5 years in data center asset management. Demonstrated experience in overseeing technical development projects and managing real estate assets is required.
