Asset Management Analyst

Position Summary

We are seeking a highly motivated and detail-oriented Asset Management Analyst to join our dynamic team at a leading Real Estate Private Equity firm specializing in retail investments. This position offers the opportunity to be an integral part of a growing platform, focused on the strategic oversight and performance optimization of a diversified portfolio of retail real estate assets across the United States. Based in Seattle, the Analyst will support senior Asset Managers in executing value creation strategies, financial analysis, leasing and capital planning, and investor reporting.


Key Responsibilities

1. Financial Analysis & Reporting

  • Build, maintain, and update detailed financial models (Excel-based) for property-level and portfolio-level performance tracking.
  • Monitor and analyze property operating statements, budgets, variances, and key performance indicators (KPIs) on a monthly, quarterly, and annual basis.
  • Prepare cash flow forecasts, IRR and return-on-cost analyses, hold/sell/refinance scenario modeling, and valuation updates.
  • Assist in the preparation of quarterly asset management reports, including performance commentary and updates on leasing, capital projects, and market trends for internal stakeholders and external investors.
  • Support capital markets activities, including refinancing, loan compliance, and lender reporting.

2. Asset Strategy & Execution

  • Collaborate with Asset Managers to develop and execute business plans for each asset, identifying value-add opportunities including leasing, redevelopment, and capital improvements.
  • Support leasing strategies by analyzing deal economics, lease terms, and tenant financials; track leasing activity and coordinate with internal leasing team and third-party brokers.
  • Review lease abstracts, monitor critical lease dates, and track tenant performance.
  • Participate in budgeting and reforecasting processes, including the review of property-level budgets, capital expenditures, and leasing costs.
  • Track and manage capital improvement projects, including budgeting, timelines, and completion status.

3. Market Research & Benchmarking

  • Conduct market research and competitive analysis for existing and prospective assets, including demographic data, retail trends, and economic indicators.
  • Benchmark asset performance against market peers and industry standards to identify risks and opportunities.

4. Systems & Process Management

  • Maintain and optimize internal databases and asset management tools, ensuring data accuracy and consistency.
  • Assist in the development and implementation of best practices for asset management processes and reporting.

Qualifications

Education & Experience

  • Bachelor's degree in Real Estate, Finance, Accounting, Economics, or a related field.
  • 1-3 years of experience in real estate asset management, acquisitions, investment banking, or consulting, preferably with exposure to retail real estate.
  • Strong understanding of real estate finance, valuation techniques, lease analysis, and financial modeling.

Skills & Competencies

  • Advanced Excel skills and proficiency in Microsoft Office Suite; experience with ARGUS Enterprise is a plus.
  • Exceptional analytical and quantitative skills, with the ability to interpret complex data and derive actionable insights.
  • Strong written and verbal communication skills, with the ability to craft clear and concise reports and presentations.
  • Highly organized, with strong attention to detail and the ability to manage multiple tasks under tight deadlines.
  • Self-starter with a proactive and collaborative mindset; ability to work both independently and as part of a team.
  • Familiarity with retail real estate trends, tenant categories, and market dynamics is highly desirable.
